If you live, or want to live, in California and are in the market for a new home, now is definitely the time to buy. Not only are home prices at a low, but if you me certain conditions, you may be able to qualify for federal AND state tax credits — as long you close between May 1 and June 30
California New Home Tax Credits specifics:
The tax credit is equal to 5 percent of the purchase price or $10,000, whichever is less, taken over three successive tax years.
The tax credit is available to first-time buyers of existing homes and first-time and repeat buyers of new homes purchased on or after May 1 and before Jan. 1.
There is no income limit.
Federal New Home Tax Credits specifics:
A federal tax credit of 10 percent of a home’s purchase price to a maximum of $8,000 for first-time buyers and up to $6,500 for repeat buyers.
First-time buyers are defined as not having owned a principal residence for three years, and repeat home buyers must have owned and resided in the same house for at least five consecutive years of the last eight years.
Homes that qualify must be subject to a binding sales contract by April 30, with escrow closed by June 30.
Income limit for the full credit is $125,000 a year for a single buyer and $225,000 for married people who file joint tax returns. The tax credit is reduced for those with higher incomes.

New Homes Builder and Reuben H. Fleet Science Center Partner for Free Kid Event

Who will reach the skies at the Tallest Tower Tournament hosted by new homes builder Shea Homes San Diego and Reuben H. Fleet Science Center on May 1st?
The Tallest Tower Tournament is free to the public and will take place from 12-4 p.m. at the Del Sur Ranch House, 15455 Paseo Del Sur in San Diego. Featured are KEVA (Knowledge-Education-Visual Arts) planks from the science center’s 2,300-square-foot interactive exhibition “Block Busters!”
“We are thrilled to partner with the Reuben H. Fleet Science Center, both to encourage creativity and learning in our communities, and to support the programs the Fleet has worked so hard to develop,” said Vanessa Linn, vice president of sales and marketing for Shea Homes. “The “Tallest Tower Tournament” is the first of many fun events we plan to have with Fleet.”
Children of all ages will compete to see who can build the tallest tower with 100 KEVA planks in five minutes. KEVA planks promote creativity, concentration, teamwork, design skills, and encourage social interaction. Each KEVA plank is uniform in size and shape, made from maple wood and measures 1/4 inch thick, 3/4 inch wide and 4 1/2 inches long. Structures are built by stacking the planks in an infinite number of ways, no glue or connectors necessary.
Snacks will be served, and there will be a raffle for prizes including:

Viva Las Vegas - New Homes

Eager to capture retirees migrating from California to more affordables areas, Shea Homes has agreed to purchase a master-planned community in North Las Vegas. Known as Ardiente, this private guard-gated master-planned community has 532 lots.
This project was previously owned by Centex Homes, which shut down Las Vegas operations in 2008.
A temporary sales center in the community’s clubhouse will debut three model homes sometime mid-year. Shea Homes plans to have an on-site designer at the community to assist homebuyers in customizing the interiors of their new homes.
The new homes will range in size from approximately 1,400 to 1,900 square feet with pricing from $150,000 to $209,000. Shea Homes offers green, eco-friendly features as standard rather than optional like most homebuilders.
Why consider Vegas? One reason is that Las Vegas has no state income tax which is very attractive to retirees.

New Homes Sales in San Diego: Best Week of the Year

San Diego new homes builder, Shea Homes, logged 13 sales and 3 homes closed for the week ending February 28th giving them its best week to date this year.
The most sales occurred last week at Madeira at Del Sur, with four homes sold in the just-released Phase 2.
In addition, traffic to their San Diego neighborhoods increased by a third. Two attached home neighborhoods in Chula Vista, Mosaic at Lomas Verdes and Clover at Windingwalk, logged two sales each. Single-family detached neighborhood Estrella at San Miguel Ranch, also in Chula Vista, reported two sales as well. With one sale each are Shea Homes nieghborhoods: Agave at Windingwalk, Mandolin at Del Sur and Maravilla at San Miguel Ranch.
“It was a busy week at Shea Homes neighborhoods across the county, and we ended the month strong,” said Vanessa Linn, vice president of sales and marketing for the builder.
Shea Homes San Diego had 28 net sales and 5 closings in February.

Project Playhouse® is a six week event that will draw millions of visitors to Irvine Spectrum Center® to view the magnificent creations of playhouse builder teams.
Participants’ craftsmanship will be showcased to the public beginning Saturday, July 31, 2010, and will end with the live public auction on Saturday, September 11, 2010.

New Homes Builder, Shea Homes, is offering to support CSUF students attending classes at the Irvine Campus with a $500 scholarship.
To qualify for a scholarship applicants must meet the following requirements:
* Have Graduate or Undergraduate Standing
* Be a new Irvine Campus student (3.0 Cumulative GPA)
* Be a continuing Irvine Campus student (2.5 Cumulative GPA)
* Have part-time or full-time enrollment
* Must be enrolled in classes at the Irvine Campus the semester of award
* Your major is offered at the Irvine Campus
* Must demonstrate leadership abilities
* Have involvement with both the campus and community
* Have academic achievement
The application process is:
1. Complete the SA application, answer all 7 questions and sign the certification
2. Submit your Co-curricular Achievement Record (CAR)
3. Submit completed application materials to CSUF, Irvine Campus
